Discovery
We start on the site and with the people who'll use it. Program, aspirations, constraints, and always the budget. The first deliverable is a shared understanding of what the project actually is.
Concept & schematic design
We test moves. Massing, plan diagrams, material families, guest or family journeys. Every direction is priced against a target range, so you can choose knowing the cost implications.
Design development
The design tightens. Proportions, details, systems, consultants. This is where a boutique studio earns its keep. We're in the meetings, in the model, and in the drawings ourselves.
Construction documentation
Griffin owns this phase. Drawings and specifications detailed enough that builders can price accurately and build confidently. Fewer surprises. Fewer changes. Cleaner projects.
Construction administration
We stay in the project through the build, reviewing submittals, answering RFIs, and visiting the site. Drawings only matter if what gets built is what was designed.

Cost is a design constraint, not an afterthought. We model construction cost as the design develops, so surprises land in the schematic phase, not on the job site.
Small firm, principal-led.
We cap our concurrent workload. If it's an M2 project, one of us is drawing it, reviewing it, and answering the phone about it.

Materials that age well.
We favor a shorter list of good materials, honestly used, over a longer list of showy ones. What looks quiet on day one usually looks best in year ten.
